Financing of Industrial Infrastructure Development

Financing for the development of industrial infrastructure and the construction or purchase of industrial facilities, through a cash advance for revenue from leasing contracts for industrial facilities.

Designed for

Construction firms and real estate developers of industrial facilities, in which the beneficiary or shareholders have preferably a minimum of five years of experience in the industry.

Benefits

Financing will be granted to facilities and/or portfolios of industrial facilities with lease contracts (or shelter operations), with advance financing for contracts presented to Bancomext, up to 90% of the real estate value as determined by a bank appraisal, or 90% of investments made in the last six months or less.

The amount of advance financing may be up to the Current Net Value (CNV) of 90% of the contract revenue projected for a period of up to 18 years, using the lease amount stipulated in the contracts as a reference point and using the applicable interest rate as the discount rate.

The term of disbursement will be up to four years from the date on which the loan contract is signed, with a repayment term of up to 10 years for each disbursement, (1) through increasing monthly payments, and with the possibility of including a final payment of up to 75% of the amount disbursed.

Requirements

  • Firm legally incorporated in Mexico.
  • Not in bankruptcy, default or insolvency proceedings.
  • Contracts to be financed must have a minimum remaining life of two years and without overdue payments.
